MORTGAGES FOR RESIDENTS
IN SPAIN
Spanish tax residents can access mortgage financing with an LTV of 70% to 90%, terms of up to 30 years, and interest rates between 2% and 5% depending on profile, lender, and mortgage type. The full process – from initial consultation to notary signing – takes 8 to 12 weeks.
Although access to financing is broader for residents than for non-residents, terms vary enormously between lenders. A salaried employee with a permanent contract and seniority receives very different offers from a self-employed professional, someone with variable income, or a resident with international earnings. Altavista Finance knows each entity’s criteria and which one fits each profile.

CLIENT PROFILES
Salaried employees
Permanent contracts, temporary contracts, or civil servants. The most common profile with the best financing conditions available.
Self-employed and independents
Self-employed workers. Lenders analyze IRPF tax returns, quarterly VAT, and bank statements. Not all assess this income the same way.
Business owners
Company shareholders or directors who receive income through their business. Assessment combines personal income and the company’s financial capacity.
Civil servants
Career and interim civil servants. Lenders value the stability of public employment, which can translate into better terms.
Retirees
Profiles with pension as the primary income source. Maximum mortgage term is limited by age at maturity (75-80 years depending on lender).
INCOME TYPES
Each lender evaluates income differently. What one lender discards, another computes at 100%:

WHY USE AN INTERMEDIARY IF I ALREADY HAVE A BANK IN SPAIN?
Most residents apply for their mortgage at the bank where they have their payroll deposited. It is the most convenient route, but rarely the most competitive.
Limited visibility
Your bank offers its own products. It has no incentive to inform you that another lender would offer a 0.5% lower rate or less demanding cross-selling requirements.
Negotiation without reference
Without knowing what other entities offer, there is no real negotiation capacity. Most buyers accept the first offer they receive.
Non-standard profiles
If you are self-employed, have variable income, international earnings, or existing mortgages, your usual bank may not be the most suitable lender for your profile. Each entity has different criteria for these cases.
AVF simultaneously compares offers from over 50 entities and negotiates the best terms for each profile. We only charge if we secure the financing (success fee model).
THE PROCESS
Every transaction is different, but the process generally follows these five steps. Typical duration: 8 to 12 weeks.
01
Prequalification
In an initial 30-45 minute consultation, we assess your financial profile, employment situation, and objectives. We design a financing strategy and indicate what terms you can expect.

04
Valuation
We coordinate the property valuation with authorized appraisers. We verify that the valuation aligns with the terms offered.
05
Review and signing
We review all final loan conditions with you before signing. We accompany you at the notary to ensure everything is transparent and as agreed.
WHAT YOU DON'T SEE UNTIL YOU'RE IN THE PROCESS
The mortgage financing process has a complexity that is not always visible from the outside. Without a dedicated advisor, complications commonly appear along the way that delay or complicate the transaction – internal criteria changes at the lender, additional documentation requested at the last minute, final conditions different from those initially indicated, or coordination issues between the parties involved.
A dedicated advisor anticipates these scenarios, manages the relationship with the lender, and ensures the transaction progresses without surprises. The value is not only in finding the best terms – it is in ensuring the transaction closes without unexpected complications.

FREQUENTLY ASKED QUESTIONS ABOUT MORTGAGES FOR RESIDENTS
Can I get a mortgage if I am self-employed?
Yes. Being self-employed does not prevent access to mortgage financing, but the income analysis differs from that of a salaried employee. Entities typically request the last two IRPF tax returns, quarterly VAT payments, and recent bank statements. AVF knows which entities have the most favorable criteria for self-employed applicants.
What is the maximum LTV for a resident?
For primary residences, the typical LTV ranges from 70% to 90% of the appraised value or purchase price (whichever is lower). For second homes or investment properties, the typical range is 70% to 80%. The exact percentage depends on financial profile, lender, and property type.
Can I finance a second home as a resident?
Yes. Spanish banks finance second homes for residents with a typical LTV of 70% to 80%. Conditions are similar to primary residences, although some lenders apply a slightly higher spread.
What happens if I already have an existing mortgage?
Having an existing mortgage does not prevent access to a second one, but it impacts the debt-to-income ratio. Lenders assess that the sum of all payments (mortgages, loans, cards) does not exceed 30-35% of net income. AVF analyzes your full ratio and selects the most favorable entities.
Can I improve my current mortgage terms?
Yes. AVF can negotiate a subrogation to another lender with better conditions or a novation with your current bank. The net savings, after deducting transaction costs, are analyzed before recommending any action.
How long does the process take for a resident?
The full process takes 8 to 12 weeks from initial consultation to notary signing. The main factors are documentation gathering speed, profile complexity, and lender response times.
